How a German mortgage works

A German mortgage (Baufinanzierung) is almost always an annuity loan: your monthly payment stays constant during the fixed-rate period and is split between interest and principal (Tilgung). The calculator needs four inputs:

Banks usually finance only the purchase price, not the closing costs (transfer tax, notary, land registry, agent — roughly 9%–15%). Holders of an EU Blue Card or a temporary residence permit often face a small rate premium or a higher minimum down-payment, which this calculator models.

Frequently asked questions

Can I get a mortgage in Germany as a foreigner?
Yes. Permanent residents and EU citizens get standard conditions. EU Blue Card and temporary-permit holders can usually still borrow, but banks may add a small interest premium or require 15–20% equity instead of financing closing costs.
How much deposit do I need?
Plan to cover at least the closing costs (about 9–15% of the price) from your own funds. More equity lowers your loan-to-value and therefore your interest rate.
